Agreeing to these terms
These terms cover your use of the Custom Apopka Concrete website and any work you hire us to do. When you browse the home page or any other page, ask for a quote, or sign off on an estimate, you're agreeing to them.
If a written estimate or contract for your job says something different from this page, the signed document wins for that job. If you don't agree with these terms, please don't use the site or book work with us.
What we do
Custom Apopka Concrete is a concrete contractor in Apopka, FL. We pour driveways, patios, sidewalks, pool decks, steps, garage floors, slabs, footings and retaining walls, and we do stamped and decorative work, concrete cutting and foundation raising for homes and businesses in Apopka and the cities around it. You can read more about the crew on our About page.
The service descriptions on this site are general. What we'll actually do on your property is what your written estimate lists, because every yard, slope and soil is different.
Estimates and pricing
Quotes are free, given on site, and you're under no obligation to hire us. We price from what we see at your house, so the estimate depends on the size of the area, how much old concrete has to come out, the condition of the subgrade, which is the soil and base the slab sits on, the finish you choose and how easy it is to get our equipment in.
An estimate holds for the period written on it. If we find something once the old slab is out that we couldn't see before, like soft or wet ground, buried debris or roots, we'll stop, show you, and agree on any change in writing before we keep going.
Scheduling, weather and cancellation
We give you a start date when you accept the estimate, but Central Florida weather has the final say on pour days. We won't pour into heavy rain or onto a flooded base, because that weakens the slab, so we may move your date and will tell you as soon as we know.
If you need to cancel or reschedule, please call us at least 48 hours before the pour. Once concrete, steel or forms have been ordered for your job, you may be charged for what can't be returned or used elsewhere.
Payment terms
Your estimate spells out what's due and when, including any deposit before we start. Unless it says otherwise, the balance is due when the work is finished and we've walked the job with you.
Late balances may carry the charges allowed under Florida law and the costs of collecting them. We may hold off on scheduling more work until an account is current.
Your part of the job
You agree to give our crew safe access to the work area and to tell us about anything buried that the utility companies won't mark, such as sprinkler lines, landscape lighting, septic lines or private gas and water lines. We aren't responsible for damage to lines we weren't told about.
New concrete needs time to cure, which is the stretch of days when it's still gaining strength, so we'll tell you when it's safe to walk on and when it's safe to drive on. Damage from using the slab earlier than that, or from vehicles and loads heavier than it was built for, isn't covered.
Our guarantee and what concrete does on its own
Our work is backed by our satisfaction guarantee, and any written warranty for your job will be in your contract. If something isn't right, call us and we'll come look at it with you. Beyond that, we don't give any other warranties, spoken or implied.
Concrete shrinks as it dries and moves with the ground, so some hairline cracking is normal and isn't a defect. We cut control joints, which are planned grooves that give the slab a place to crack in a straight line, to steer those cracks, but we can't promise a slab will never crack. Small differences in color, texture and stamped patterns from one section to the next are also part of working with concrete.
Limits on our liability
We're licensed and fully insured. Even so, to the extent Florida law allows, our total liability for any claim tied to a job is limited to the amount you paid us for that job.
We aren't liable for indirect or follow-on losses, or for damage caused by things outside our control, such as storms, flooding, tree roots, soil settling under areas we didn't prepare, changes to drainage made after we leave, or repairs done by others.
Disputes and Florida law
If you have a problem with our work or a bill, please call us first, because most issues get sorted out with a visit and a conversation. If we can't settle it that way, we both agree to try mediation before anyone files a lawsuit.
These terms and any work we do are governed by the laws of the State of Florida. Any case that does go to court will be heard in the courts that serve Apopka, Florida.
